The Tipperary Venue will have a 500-bed hotel, a health spa and swimming pool, an equestrian centre and an 18-hole golf course.

Plans for a concert hall have been rejected however, with An Bord Pleanála warning it was inappropriate considering the rural location.

An Taisce says the planning authority should have refused the entire development on the same basis.

Architect and leader of the design team for the project Brian O' Connell says accessibility is not an issue, however.

"It has a good rail link connection, it has very good road connection, there's a heliport provided there which means there is aerial access to it," he said.
