A 106-acre residential farm near the village of Pallasgreen is currently for sale with Tipperary-based auctioneers Matthew Ryan & Son.

The farm at Knockroe and Knockaneroe straddles both sides of the public road just 2km south of the Co Limerick village, 21km from Tipperary town, and 29km from Limerick city.

The property is currently all in grass, with the road affording the farmstead plenty of good road access, as well as making it easy to divide into smaller lots of 51 acres and 55 acres.

The larger section includes the dwelling house, yard and all the outbuildings.

The land in this area is mainly level and of excellent quality, and this farm is no exception to the general rule.

The land is sheltered and well fenced, ready for the next owner to put it to use.

According to the agents, it has been let for a number of years, but has been very well maintained and preserved.

“This is an old dairy farm that has been let for 20 years or so, but it has been well kept and maintained by the tenants,” says selling agent Matt Ryan.

“The land is all good quality. It’s all good grassland… not suitable for tillage, it would be best as cow or cattle ground.”

The dwelling is a single-storey traditional-style farmhouse.

It seems to be in good solid order, but it hasn’t been lived in for some time, and the interior is in need of total refurbishment.

The outbuildings are old-style dairy farm buildings but, like the rest of the property, they have been well maintained and are in good condition.

They include a three-column barn and lean-to, and old milking parlour and dairy, with other old out-offices and ancillary sheds.

There has been interest in the property as a whole in the past, but the current market seems to be veering towards the smaller divisions, according to Matt. “There’s been a good level of interest so far,” he says. “This has been mainly in the lots.

“We had some interest in the entire holding, but the interest has now changed to splitting into lots.”

In terms of price, the guide at the moment is around €9,000 per acre.

This is a reasonable pitch for good land in this area.

Farms over 100 acres have been slow to move of late, but the split lots seem to be catching the market’s eye, and the fact that the residence is accessed directly from the public road make it a good potential asset for a future owner.
