Caroline Delaney is all set for the eagerly anticipated showhouse viewing at a popular Cork development.

You might want to make a slight adjustment to your Saturday morning routine next week if you’re keen to move to — or just have a peep at — the extremely popular Clonlara development at Kerry Pike.

No messing about, set the table for your coffee and croissant the night before so you can start off nice and early — head out to the northwest outskirts of Cork City where the newest Clonlara showhome is on view from 10am-11am.

This 144-home development of semi-detached and detached homes has had more than 100 sales to date since launching in May 2017 and more than 80 of these are now occupied by their new owners.

Appropriately enough for a development named after native trees — you’ve also got Yew, Holly and Hawthorn, Alder, Oak, Aspen, Ash and Elm here too — a key feature of the latest phase is a garden room. This is a quirky and very attractive add-on to the five Sycamore houses just released in a cul-de-sac here.

The Sycamore homes have a large kitchen/dining room with double doors to the courtyard — and there are an additional two large sitting rooms. On the first floor, the main bedroom is ensuite with a walk-in wardrobe.

The second bedroom is also ensuite, and there are two more double bedrooms and a main bathroom.

It’s easy to be drawn to the visually appealing features of a show home, but the invisible details here are important pluses in their own right — the homes are A-rated with an energy-efficient heat pump and ground underfloor heating.

Paul Hannon and Rachael O’Leary of Sherry FitzGerald New Homes note that: “We expect strong interest for these large family homes which have substantial gardens.”

The walled courtyards off the kitchen are an excellent addition and feature, according to Sherry FitzGerald.

A fair few buyers here have links to Apple and other employers on the west side of the city.

While it’s a rural area, Kerry Pike is extremely accessible to Ballincollig and to the city thanks to the Northern Ring Road.

VERDICT: Top-notch homes in a popular development.
