To the Manor born: Kinsale 4-beds make for affordable buy

Interest is high, says Tommy Barker

    Price: €400,000
    Size: 127 sq m (1, 367 sq ft)
    Bedrooms: 4
    Bathrooms: 3
    BER: A3

GANNON Homes’ rapidly advancing first Cork scheme, Kinsale Manor, has passed the halfway mark, with 75 sales out of 136 — but it’s only now the first of the four-bedroomed homes go for sale.

As a result, a whole, second wave of interest and sales activity can be expected above the thriving and scenic harbour town.

However, just being released for the moment are the four-bed semi-detached model, of 1,367 sq ft, priced at/from €400,000. There’s about 15 of these to be released with yet another new showhouse opening in a week’s time: those looking for detached will have to pause and wait, until they go to market, most likely post-summer, at as yet, undecided prices.

Sherry FitzGerald new homes agents Paul Hannon and Rachael O’Leary say the show unit for the well-anticipated four-bed offers will be open May 11 and 12, 11-1pm, with fit-out by Phoenix Interior Design, in Wilson Architecture-designed homes, with Express Kitchens, and the sale price includes tiling, kitchens, built-ins, painting etc — just about the flooring choices are left to the buyers.

Kinsale Manor (the first Cork venture for the 1980s-founded Gannon Homes) first launched in August 2017, and this is a fourth phase, with about 60 residents already at home.

Paul Hannon, director of Sherry FitzGerald New Homes, says Kinsale Manor has been “an incredible success, with buyers identifying the excellent design and quality of specification/build.

The four-bed model will further broaden the development’s profile, with a further appeal once the detacheds come to market.

So far, according to Mr Hannon, “there’s been an interesting mix of buyers, made up of first-time buyers, young families, owners of existing larger homes seeking to trade down and some purchasers looking for a second home in Kinsale,” adding that “discerning home owners have secured quality A-rated homes in one of Ireland’s most beautiful seaside towns, so accessible to Cork city and the airport. “

VERDICT: Broadly affordable — for Kinsale, especially.
