Fianna Fáil's Shay Brennan is conceding defeat in the Dublin South by-election.

He had been vying to take the Dáil seat that was left vacant following the death of his father Seamus earlier this year.

But with almost 100% of the boxes tallied, former journalist George Lee has emerged as the clear winner, with 54% of the vote.

Labour's Alex White is coming in second.

Shay Brennan, who is currently in third position, said he had hoped things could have gone better.
