Located in top-class dairying country near the village of Carraig na bhFear, just 16km north of Cork City, a 56-acre farm in the townland of Gortnalahee is attracting plenty of local interest, according to Mallow-based selling agent Liam Mullins, writes Conor Power.
The land in question has mixed use. “One portion of the land is in tillage and the rest is in grass,” explains Liam. “There are about seven divisions of the land in all.”
The property enjoys good road frontage in the undulating landscape close to the well-known Republican Cross, approximately 4km north-west of Carraig na bhFear.
The M8 Dublin-Cork motorway lies just 12km to the east of this holding.
In other words, it’s well connected to markets and to a good public road network.
This part of Co Cork has plenty of mixed farming activity but it is mostly associated with a strong dairying scene.
“This would be prime dairying country here. It’s top-class agricultural land,” says Liam Mullins.
The south-west facing land extends from the local road to a stream that runs along the southern boundary.
In assessing the value of this property, one cannot discount the potential for the right candidate in getting planning permission on the road for a house at some point in the future.
There is a clearly-established pattern along this stretch of road of one-off houses close to one another, and this is a factor that may yet affect the final sale price.
The agents are rather cautiously citing a price expectation in the region of €10,000/acre, a price that may well be eclipsed, given the quality of the land.
