Asking prices for houses across the country are continuing to rise, according to the latest report by MyHome.ie.
The property website's figures for the third quarter of this year put the average asking price in Dublin at €263,048 - a 3% increase from €255,362 previous quarter.
That compares to a national average of €192,956, a 1.4% increase compared to the Q2 figure of €190,216.
Author of the report, Caroline Kelleher, says it is not just Dublin that is experiencing growth in the sector.
"Urban centres such as Cork and Galway are also seeing price growth," she said.
"In Cork, there's an increase in the median asking price of 2.7% this quarter, and also in Galway we're continuing to see price growth there of 2.9%.
"So you can see that the growth is continuing now to outside of Dublin."
