The planning board has given the green light to part of a major proposed development for County Tipperary.

An Bord Pleanala has granted planning permission for an all-weather racecourse and greyhound track, and a five-star hotel and casino.

Plans for the project include a full-size replica of the White House in Washington at a site off the M8 motorway between Dublin and Cork.

Thirty-two conditions have been attached to the decision from the planning board, and it is also still subject to proposed new laws on casinos.

However, officials have turned down an application to build an underground entertainment venue at the same site.
